Gut rehab in Budlong Woods is a stroll – or a hike – from Lincoln Square

If you want to live within walking distance of a vibrant commercial strip, how far is too far? Campbell Place, a gut rehab at 5226-5232 N. Campbell, is about eight blocks away from Lincoln Square if you walk along Western from Foster to Lawrence.

Of course, not everyone needs high-end sausages and imported lotions every day of the week. The Lincoln Avenue retail corridor north of Lincoln Square has plenty of conveniences. There’s a Dominick’s on Lincoln across the alley from Campbell Place, according to George Schultz, the agent at AtProperties who’s selling the 31 condos in the building. There’s also a Lincoln Avenue bus stop around the corner and a CTA stop at California about five blocks away.
Campbell Place falls within the boundaries of Budlong Woods, a sub-section of the Lincoln Square community area bounded by Bryn Mawr, Foster, Western and California. Built in 1950, the building’s boxy shape contrasts with the vintage two-flats, wood-frame houses and bungalows that dominate the surrounding streets. A courtyard building with an L shape, its balconies overlook a swath of green space.

Zarand Development, run by Vasile Goade, has put a new roof on the building and completely reconfigured the floor plans, according to Schultz. Features include hardwood floors throughout, 42-inch kitchen cabinets, granite countertops, natural stone baths with whirlpool tubs and stainless steel appliances.There are 30 two-bedroom condos and a single one-bedroom unit. Prices range from the $170s for the one bedroom to the $240s for the highest priced two-bedrooms. Parking is available for $10,000.

Nine units have sold so far, Schultz says.
