While double-checking some information about Emerald prior to this morning’s fitness-room post, I noticed that the project has changed its incentive package once again.
After running out of free scooters, Senco Properties offered $10,000 in free upgrades on all homes and free parking for all east-facing units.
Now, in a deal reminiscent of the one that accompanied last winter’s free scooter offer, Senco is offering $5,000 in free upgrades, another $5,000 in upgrades for buyer referrals, and $1,000 off of closing costs if financed through Corby Mortgage Services. Purchases only require 5-percent down payments.
According to Emerald’s latest price list (PDF), all of the available one-bedrooms at 123 S Green St range in size from 765 to 794 square feet and in price from the $290s to the $330s. All available one-bedrooms with dens have 900 square feet and run from the $340s to the $370s (watch my tour through one of those units), and two-bedrooms with 1,250 to 1,297 square feet are priced from the $390s to the $520s.
Indoor deeded parking is $35,000 per space, and estimated monthly assessments will run from $225 to $345, depending on the unit.
